Every offer we make starts with your property’s actual numbers: the rent roll, the operating expenses, and the physical condition of the asset, checked against recent sales in the submarket. We don’t use formula gimmicks, and we don’t make offers designed to be renegotiated later. When our Letter of Intent arrives, the price on it is a price we’ve done the work to stand behind — and we’re glad to walk you through the reasoning line by line.

We would rather pass on a deal than promise terms we can’t perform on. That discipline is why sellers and brokers deal with us more than once.
