What documents help you make the strongest offer?

A current rent roll and a 12-month income and expense summary (a profit-and-loss statement or your tax Schedule E works well). Photos help too. If you don’t have everything, send what you have — we can start with the basics.

What if my property has vacancies or deferred maintenance?

Tell us. We underwrite properties as they actually are, and vacancy or needed repairs simply become part of the analysis rather than a reason to walk away.

Is my information kept confidential?

Yes. What you share is used only to evaluate your property and prepare an offer. We do not sell or share owner information.

How fast can you close?

Timelines depend on the structure, but a conventional purchase typically closes in 60 to 90 days. If you are coordinating with a 1031 exchange, we can plan the closing around your deadlines.
